All LPG potential buyers are recommended to go through the below suggested steps prior to the Home Loan Application Process. This is to ensure that you know the expectations and requirements, all expenses that will be incurred as part of the home loan application and approval process, and also to increase the chances of you getting approved for the home loan with the Bank. LPG will be there to guide you through your home ownership journey.

Step 1:

Identify the ‘Must-Have’ vs ‘Nice-to-Have’ for your first home, e.g. location, number of bedrooms and bathrooms, low dense/high dense building, facilities (e.g. pool and gym) etc. Please contact LPG for free consultation.

Step 2:

Ensure you maintain a healthy credit score through CCRIS or CTOS (see Toolkit in the footer below). If you have a good financial standing and repayment record, banks will more likely offer you a higher Loan-To-Value (LTV) ratio for a better rate for your home loan and increase your chances of getting a full loan.

Step 3:

Calculate your affordability before you proceed with home loan application process. Download Malaysia Home Loan Calculator app to help you to determine your affordability. Please pay special attention to the “Legal” section where you will find out the additional expenses you have to pay for Legal Fees and Stamp Duty related to S&P (Sales & Purchase Agreement) and Bank Loan. If you are thinking to withdraw money from your EPF to purchase a home, please refer to the “EPF” section. Please contact LPG if you need assistance.

Step 4:

Once you have completed the above steps, LPG will setup a pre-screening call with our CIMB Banker before you proceed with the home loan application process and submit the supporting documents listed in Step 5.

Step 5:

Here is a list of required documents for the home loan application. Please contact LPG if you need assistance.

  • Copy of Identification Card (NRIC)

  • Receipt of property booking

  • Sale and Purchase Agreement

  • Most recent 3 to 6 months’ pay slips

  • Most recent 3 to 6 months’ bank statement (download original files from Bank app/website)

  • Most recent EA forms

  • Most recent EPF statement (download original file from KWSP app)

  • Most recent B/BE Income Tax form

  • Any other financial statements, like Fixed Deposits, Bonds, etc.

Step 6:

LPG will setup the interview with our CIMB Banker to start the home loan application process. The approval process will take at least two weeks from the submission date.
